Fall Maintenance Tips: Preparing Homes and Common Areas for the Cooler Months

As the leaves start turning and sweaters make their way out of storage, there’s something else that should be on our radar: fall maintenance. Seasonal upkeep isn’t just a “nice to have,” it’s the best way to protect your home, prevent costly repairs, and keep our communities looking their best. Plus, a little preparation now makes for a far more comfortable (and cozier) winter.

At Compass Communities, we believe your home should be a place you can enjoy year-round, without surprise headaches when the weather turns. Here’s our checklist to help residents get ready for the cooler months.

1. Exterior Maintenance for Manufactured Homes

A. Roof & Gutters

  • Give your roof a quick once-over for loose shingles, cracks, or any early signs of leaks.
     
  • Clear gutters and downspouts of leaves and debris to avoid water pooling or freezing where it shouldn’t.
     

B. Siding & Skirting

  • Look for gaps, holes, or cracks where cold air or critters might sneak in.
     
  • Repair damaged panels to keep heat in and pests out.
  • Check that your heat tape is in good working condition.
     

C. Windows & Doors

  • Check seals and add weatherstripping or caulk where needed.
     
  • Make sure screens are in good shape or remove them for the season.

2. Interior Maintenance for Manufactured Homes

A. Heating System Check

  • Book a furnace or HVAC service to make sure you’re set for the first real cold snap.
     
  • Swap out filters so your system runs efficiently.
     

B. Plumbing Precautions

  • Insulate any exposed pipes, especially under your sinks, to prevent freezing.
     
  • Test your water heater to ensure it’s performing at its best.
     

C. Safety Devices

  • Test smoke and carbon monoxide detectors.
     
  • Replace batteries now, so you’re not hunting for them in the middle of the night.
     

3. Common Area Upkeep

A. Landscaping

  • Rake leaves and clear debris to keep walkways safe and tidy.
     
  • Trim back branches that could break under snow or high winds.
     

B. Pathways & Lighting

  • Repair uneven pavement to reduce trip hazards.
     
  • Check outdoor lighting so paths stay bright during those shorter daylight hours.
     

4. Preventative Pest Control

  • Seal small openings where rodents or insects could enter.
     
  • Keep spaces clean and clutter-free to avoid unwanted guests.
     

5. Final Fall Checklist

  • Inspect roof and clean gutters
