What is land lease home ownership?
Land lease home ownership allows people to own their home without buying the land, often making it more affordable to purchase than traditional freehold homes. More and more people are embracing this home ownership model, as it enables buyers to own their home and build equity while freeing up money for other priorities or investments. The land lease permits the homeowner to use a piece of land in exchange for rent.
Can I get a loan to buy a home in a land-lease community?
Yes, there are options available to you for home loans for land-lease and manufactured homes. Some offer down payments as low as 5%. Speak to the mortgage specialist at your preferred bank or credit union and ask about the CMHC-backed CLIP loan program.
How do I start the process of buying a home?
It's very similar to buying a traditional home - just two additional steps. Working with a real estate agent to find the home you want in a Compass community, you will submit a land lease application to the community manager for approval. They will walk you through the lease, the process, and prepare a lease for the site on which the home sits before closing the purchase and sale agreement for the home.
We recommend that you complete the land lease application and have it approved before finalizing a home purchase in a Compass community. Contact the office at the community you are interested in for further details.
Many Canadian banks and credit unions offer lending for homes in land lease communities, including manufactured homes. the program, called CLIP, is CMHC insured.Reach out to the mortage specialist at your local bank or credit union for details.
Can you participate in the Home Buyers’ Plan (HBP) when purchasing a manufactured home?
Yes, manufactured homes are eligible to participate in the HBP. We recommend consulting a mortgage specialist to confirm the programs for which you may qualify. You can also learn more Home Buyers Plan.
Do manufactured homes qualify for the first-time home buyer tax credit (HBTC)?
Yes, manufactured homes are included in the HBTC tax credit. Check with your local tax advisor to see if you qualify. Learn more at First Time Home Buyer.
What happens at the end of a land lease?
When a lease term expires, the lease will revert to month-to-month. Under provincial tenancy legislation in provinces across Canada, land lease customers have rights and protections even as a month-to-month resident of the land. How do I sell a home in a land lease community?
A homeowner can work with a real estate agent to sell their home, like a traditional house sale. There are only a few small differences.
When you decide to sell your home, you should contact the Community Manager before beginning the sales listing process with your realtor. There is paperwork that needs to be completed with Compass before the sale can proceed. The new homeowner will need to fill out an application and submit it to the Community Manager prior to moving in. We recommend that your new home buyer submit the application before closing the purchase and sale agreement for the home.Are your communities dog-friendly?
Yes, Compass Communities are dog-friendly. Depending on the community you are interested in residing in, there may be size and breed restrictions. Please contact the community directly for more details.
Do you have active adult communities?
Yes, we have several communities that are age-restricted active adult communities.
When is my rent payment due with Compass Communities?
Your payment to Compass Communities is due on the first of every month. If you are paying via cheque your payment will need to be made to Yukon PropCo, L.P.

Yes, this option is available in the Resident Portal. Please note that you will be charged a processing fee when using credit and debit cards as a payment option.
Can I pay my rent with cash?
We do not accept rental payments in cash or email money transfers.
